The Highest Offer Isn’t Always the Best Offer

When selling a home, it’s natural to focus on one number: the offer price. But the highest offer on paper isn’t necessarily the offer that puts the seller in the strongest position.

There are several factors that can make one offer more attractive than another, even at a slightly lower price.

Financing strength, down payment, inspection terms, appraisal contingencies, deposit amounts, closing timeline, and the buyer’s overall flexibility can all affect the likelihood of a smooth closing.

For example, an aggressive offer well above asking price may look great initially—but if it comes with a small down payment, an appraisal contingency, and several other conditions, a slightly lower but cleaner offer could ultimately provide the seller with more certainty.

This becomes especially important in a multiple-offer situation. Sellers shouldn’t simply ask, “Which buyer offered the most?” They should also ask, “Which offer gives me the best combination of price, terms, and probability of closing?”

Every seller has different priorities. The goal is to understand the complete offer and choose the one that best aligns with those priorities.
